1. Tenant Placement Service
It involves the marketing of your property, selecting and screening for a tenant, and negotiating all contracts and forms necessary for move-in. After we place the Tenant in your property, you directly take over all the property management functions.
1. We start by doing a Rental Valuation for your property by looking at market rental values and current trends in your area, besides other factors like condition of the property, furnishing, transport links, local amenities, local trends and whether these are likely to change with time.
2. We will also advise you on any changes that can be done to the property for increasing its rental returns and on
possible tenant profiles.
3. Once we arrive at the rental valuation, we start our marketing – a profile of your property (pictures and description) is created by our team and it is listed on all the major property portals as well as our own network of websites and real estate associates.
4. This is followed by property viewing and we provide you with feedback on all viewings.
5. We negotiate an offer with the right tenant on your behalf. We also recommend that you be a part of this meeting as it helps with creating a comfort level between all parties.
6. We also do a reference check of prospective tenants so that we can ensure complete peace of mind for Landlords.
7. We facilitate the paperwork on your behalf and follow it up by overseeing the moving-in process.
2. Rental Property Management
Involves all facets of Tenant Placement Service besides complete Supervision of all Repair, Maintenance and Cleaning Works on behalf of Landlord. Act as Single-point-of-contact property manager for all instances of Owner representation including regular inspections and Tenant issues.
1. After placing the Tenant at your property, we will assign it a dedicated Property Manager who will look after your property from the outset until the end of the tenancy, thus ensuring we meet all your needs and deliver a personal and thorough service throughout the period.
2. We conduct periodic inspection 3 months after the start of tenancy to review the tenant’s initial care of the property. This is followed by quarterly inspections which are also in addition to any other visits we feel are necessary based on our recommendations.
3. We handle all utilities & taxes that relate to your property, ensuring they are properly monitored and paid accordingly by the respective parties.
4. We will manage all property related maintenance that is the Landlord’s responsibility through our in-house maintenance team of electricians, plumbers, carpenters, painters and masons. You never have to worry about anything!
5. We will assist with rent arrears and recovery besides any tenant eviction issues.
6. At the end of the tenancy, we will facilitate the moving-out of tenant and proper closure of the tenancy.
3. Revenue linked Management
Includes all facets of Rental Property Management but without any fixed monthly retainer for our services. We get a percentage of the total revenue generated from the property thereby making us partners with Landlords in both profit and loss.
This model works well for Properties that have a sizeable Room Inventory like Villas or Guest Houses and small/mid range housing complex, as well as Vacation Rentals & Holiday Homes in popular tourist destinations like Goa, Shimla, Jaipur, etc. The property can thus generate decent income, be professionally managed and can also be used by Landlord for their personal stay whenever they require during this period.
4. Complete Property Management
