How does our Assured Rent Guarantee plan work?
We offer our clients a fixed, guaranteed rent for their residential properties. Blue Leaf signs up your property on a Rental Management Contract for a fixed term and as part of the contract, your rent is paid to you by Blue Leaf whether the property is vacant or occupied. Sounds good? It gets better!
During this time we will let out the property for rental, often to Expats, Embassies, MNCs professionals on a Leave & Licence agreement basis exclusively stipulated by us. All tenancy will be overseen by our team who will be the sole-point-of-contact for the tenants. We will also cover and pay for any day to day maintenance, so that Landlords can truly cease worrying about the property for the entire term of the agreement.
What areas do you cover?
We have offices in New Delhi, Gurgaon, Hyderabad & Bangalore (for our South Indian operations). We cover almost all leading Metro cities as part of our Property Management Services, however, the Assured Rent Guarantee plan is not available across all locations, you are requested to confirm the same for your property with our advisors.
Who are your typical Landlords?
We work with different individuals and institutions who seek a reliable and professional Property Management Company for their leasing requirements – these may include home owners staying in the same city with a second home for rental income in the vicinity, landlords staying outside the city or country but with rental property in the city, professionals looking for a hassle-free rental income as they don’t have time to manage the leasing affairs and NRI investors staying outside India but having rental property in India.
Who will be staying in my rental property?
We work hard to attract the best quality tenants for your property. Our tenants include MNCs executives in the city for short/long projects and relocations, Expats & overseas Embassy staffers visiting India.
All the tenants are fully vetted before taking occupation of your property and sign legally binding short/long term Leave & License Agreements. These agreements are signed between the Occupants and Blue Leaf without creating any tenancy rights or relationship with the Landlords.
Should the property fall vacant between tenancies or if any tenant falls in arrears with rent, you will continue to be paid your Assured Rent by Blue Leaf without default, and we will take steps to deal with these arrears besides working on any eviction cases.
Are there any requirements for making my property suitable for the Assured Rentals Guarantee plan?
We essentially require that the property is in basic livable condition, with no major defects in Electrical, Civil or Plumbing. Don’t worry if you don’t have these, we can sort most of these things on your behalf.
We often signup residential properties needing partial or complete refurbishment, and will decorate, renovate or re-furbish them specifically towards the target market, often at no cost to the landlord. You will mostly end up with your property in a much better condition at the end of our lease term, than how we took it up initially.
What sort of rent do you pay?
We review the market rate for your property and offer you a competitive rent based on various factors including location, age of property, layout, furnishings, etc. Often we can see an angle on your property which can increase the rent, allowing us to offer you an attractive figure that may go up higher if you make slight additions/ modifications as per our suggestions.

What’s the guarantee?
Blue Leaf will sign a legally binding Rental Management Agreement with the Landlord and will also provide Advance Rental Payments at the time of signup besides Post Dates Cheques for added assurance. You also get the benefit of having a trusted and reliable, respected local company to deal with, one who is 100% responsible for your property.
How quickly can it start?
As soon as possible! We can often sign and start our agreement within a few days of the first meeting and the rental payments are made in advance with the first payment transferred to your account via NEFT upon signing the agreement.
